Who We Are

Daniel Zimberoff, former homeowner and condominium association attorney, mediator and consultant, develops walk-up condominiums and assists clients bring multi-residential housing to Toronto. He has over twenty years' hands-on experience in small-scale residential renovation and development in multiple American and Canadian markets. Daniel emphasizes integrity and accountability above all else.

Successfully executing market attainable, innovative, multi-residential housing in Toronto and the GTA. 

Our Approach

 In Toronto, the housing market is dominated by single-family homes, tower condos, and large apartment buildings. By accommodating multiple households on a smaller footprint, walk-up condominiums offer a "missing-middle" option for young professionals, empty nesters, multi-generational and growing families alike. Working with complementary experts such as architects, planners, contractors, surveyors, and attorneys, we help create modern, livable, exciting multi-residential projects in the GTA.     

Condominiumization Consulting Services

Business Modeling

  • Strategize with client to determine objectives and focus their business model.
  • Identify scope of projects, neighbourhoods/areas, and types of properties to acquire.

Land Acquisition

  • Work with client and their real estate agent to identify potential properties.
  • Assist with pro formas to determine viability of potential properties.

Design

  • Work with client and their architect on initial design focusing on ideal condominium “home” features; determination of common elements versus limited common and separate interest components; finalize project pro forma. 

Condominiumization

  • Work with client and their planner, architect, attorney, and surveyor to create an innovative, marketable, and successful project.
  • Assist client navigate the City’s condominium process (draft Condominium Plan; create and submit boundary plan, topographic and strata surveys; navigate various City agencies/studies requirements; work through and negotiate City’s comments and requirements).
  • Work with attorney and client to create the condominium association and underlying governing documents.
  • Work with client and their attorney to create reserve study and association budget.
  • Work with client and their attorney to register the condominium.

Marketing and Sales

  • Work with client and their attorney and real estate agent to prepare marketing materials and sales disclosures.
