Multiplex condominium development and consulting.
DEZ Management is a walkup condo development and consulting firm bringing market attainable, innovative, multi-residential housing to Toronto.
Due to sustained elevated prices, many Toronto homebuyers who desire to live near the core only have one option: a high-rise condominium. But many homebuyers and families do not want to live in a cramped tower in the sky, sharing amenities and common areas with dozens or hundreds of neighbors. What if another option existed? One that offered single-family-home features like a yard, at-grade living with minimal shared areas and family-forward designs near transit hubs? It does now.
Urban Living and Multi-Residential Homes
A multi-residential home, which may include a "walk-up condo," is a type of dwelling that contains multiple units within the same structure. It is designed to provide residents with more privacy and independence than traditional apartments or condos, offering amenities such as private entrances and yards, in-suite laundry, individual heating/cooling systems, minimal common areas, and private parking. With spacious floorplans and family-centric layouts, these multi-residential homes offer the opportunity for a modernized, urban single-family living experience at an attainable price.
Living in a multi-residential home puts homeowners and families closer to the heart of the city. Residents can now immerse themselves in the culture of the city right outside their door (without having to wait for an elevator filled with strangers). This independence and comfort allows for a feeling of pride in one's home. The opportunity to maintain personal privacy and ownership with a design-forward approach means homeowners maintain the freedom to live life on their terms without the risks and hassles of a multitude of condo neighbors or large boards of directors making property and community decisions for them.
A Vibrant Choice
Walk-up condominiums offer a fresh alternative to expensive single-family homes, condos in the clouds, or apartments far from the city. Finally, a modern option has arrived for Toronto young professionals, empty nesters, multi-generational and growing families alike.
Daniel Zimberoff, former homeowner and condominium association attorney, mediator and consultant, develops modern walkup condominiums and assists others establishing multi-residential housing in the Greater Toronto Area. He has over twenty years' hands-on experience in small-scale residential renovation and development.
During his 25-year legal career, Daniel represented thousands of HOA and condominium associations and individual homeowners. He wrote the documents that formed the associations and guided homeowner boards of directors manage and oversee their communities. He literally has seen every conceivable problem arising from HOAs and helps design multi-residential homes to minimize these issues and maximize efficiencies and community harmony.
In addition to bringing his own walk-up condominium projects to market, Daniel advises other developers to produce high quality, intelligent, and innovative multiplex condo projects. Though no longer a practicing attorney, Daniel relies on his extensive legal and development experience in working with complementary experts, such as architects, planners, surveyors, and attorneys, to create modern, livable, exciting multi-residential projects in the Greater Toronto Area.
While not writing, consulting, or creating innovative projects (or stuck in Toronto traffic!), Daniel can be found biking and exploring the city's diverse neighborhoods and local culture with his wife and toddler daughter.
